Home performance contractors or home energy auditors generally fall into three categories:

 

1) contractors who do the initial audit as well as subsequent repairs and improvements;
2) contractors who do the audit and bring in trade contractors to do the work;
3) consultants who do the audit and give you recommendations on what needs improving; you then do the work yourself or hire others.
 
High Performance Homes NW will fall mostly under category #1, but will also use trade contractors when needed.  After scheduling an appointment with High Performance Homes NW, a trained Energy Auditor will come to your home at an agreed upon time.  During this visit, the Auditor will perform a complete review of the categories for your audit type.  Services offered are dependent on the home, needs and desires of the homeowner, extent of savings pursued, and remediation budget.
 
A comprehensive auditor will use specialized equipment and processes such as:

  • Blower Door
  • Smoke Pencil
  • Infrared Camera
  • Duct Blaster
  • CAZ test to measure if carbon monoxide and fire hazard are a risk for your heating systems
  • Appliance Kilowatts reader
  • Review of your past year's energy bills 


Within a week of the audit, you will receive a report of the testing and a list of recommendations to reduce energy consumption such as:

  • Air sealing and insulating with: caulk, spray foam,  fiberglass batting, cellulose insulation
  • Weather stripping doors and windows
  • Recommending whether the furnace and or waterheater should be tuned up or replaced
  • Seal heat ducting located outside conditioned areas
  • Install controlled exhaust fans and/or fresh air ventilators
  • Education in general building science and occupantuse to save energy
  • Range of costs involved in making the above modifications

This test is generally used in new construction to determine how leaky a home is.  After determining the volume of air leakage a home naturally has, additional testing and observation is made to locate where leakage occurs.  Service charge is 50% down at audit and 50% due upon issuance of testing report and recommendations.

Level II

Three site hours 

Starting at $420

 

This test is used to determine how leaky a home is.  After determining the volume of air leakage a home naturally has, additional testing and observation is made to locate where leakage occurs.  We also will determine the condition of existing insulation, and perform a lighting or wattage (energy consumption) inventory.  We also will evaluate exterior conditions of a home and its surroundings.  We will need a current utility bill for electrical, oil and/or gas.  Service charge is 50% down at audit and 50% due upon issuance of testing report and recommendations.

  • Exterior & interior visual inspection w/report

Level III

Five site hours

All testing described above is included.  We also add three additional tests.  The Combustion Appliance Zone (CAZ) test determines both the safety and condition of a furnace and gas fired water heater.  The ducting for heating and cooling is tested for leakage and efficiency.  An additional test is performed on major electrical appliances such as refrigerators and freezers to determine their energy usage.  We will need a current utility bill for electrical, oil and/or gas.  Service charge is 50% down at audit and 50% due upon issuance of testing report and recommendations.

All testing described above is included.  This is a comprehensive collection of information about a home.  This information is used to apply both an energy rating and a design of construction.  Two organizations that require this amount of information are Resnet, and Passive House Institute.  The Resnet analysis applies an efficiency rating to the home based upon a scale of 0 - 100+, with net-zero equal to 0.  The Passive House is modeling information which generates the path needed to make a net-zero energy home, with a very small carbon footprint.  It's a passive home or not.  All information is then entered into a specified computer software and a comprehensive rating or pass-fail is generated. We will need a full year of utility bills for electrical, oil and/or gas.  Service charge is 50% down at audit and 50% due upon issuance of testing report and recommendations.
